A new rental law, announced by Sheikh Dr. Sultan bin Muhammad Al Qasimi, is set to kick in on September 19, 2024. This law is all about boosting protections for tenants and clearing up how landlord-tenant relationships work.

So, here’s the deal: landlords won’t be able to evict tenants in the first three years of residential leases and five years for commercial spaces. That’s a big change from before when they could just give a three-month notice after getting permission from the municipality.

The law lays out some specific reasons landlords can ask for evictions. These include things like not paying rent within 15 days, ignoring lease rules for more than 30 days, subletting without permission or using the property for something it’s not meant for. Plus, if landlords want to demolish or renovate the place—or move in themselves—they have to give tenants three months’ notice.
Another cool part of the law is that landlords have to certify lease contracts within 15 days. If they won’t accept rent or don’t say where to pay, tenants can just deposit their rent with the authorities. And if a property changes hands, the new landlord has to stick to the existing lease terms and can’t raise the rent or kick out tenants without following the rules.
Speaking of rent, landlords can’t hike up the rent in the first three years unless both sides agree. After that, any increases have to reflect what’s fair in the market.
Overall, this new law aims to create a more stable rental scene in Sharjah, protecting tenants while still considering landlords’ interests in the real estate market.
