Abu Dhabi’s Musaffah Is Getting A AED2 BILLION Makeover!

Big upgrades are officially on the way for Musaffah, and this one’s a game-changer.

Abu Dhabi has announced a AED2 billion redevelopment plan to transform the Musaffah industrial area into a modern, sustainable and investment-friendly hub… and the scale is huge

Reported via Gulf News, the project is being led by the Department of Municipalities and Transport (DMT) in partnership with KEZAD Group, with a clear goal: future-proof Musaffah and elevate its status as one of the capital’s most important industrial zones.

So, what’s changing?

A lot… and it’s not just cosmetic.

The redevelopment will focus on upgrading infrastructure, improving traffic flow, enhancing quality of life, and creating a more organised, efficient environment for both businesses and residents.

One of the first areas under study is Musaffah’s waterfront, which will be reshaped with expansive green spaces and modern public amenities, while still preserving the area’s industrial identity and heritage.

If you drive through Musaffah regularly, this part matters.

Key road corridors, including Musaffah–Al Ain Road (E30) and Street 8, are set to be upgraded to reduce congestion and make commercial transport smoother and faster.

The plan also includes:

  • Increased intersection capacity
  • Better traffic conflict resolution
  • Two new bridges connecting Musaffah to Mohammed Bin Zayed City

Translation? Less chaos, better movement, and more efficient logistics.

And this isn’t just about roads. The project will introduce smart urban design solutions, strengthen infrastructure like street lighting, drainage and sewerage systems, and apply environmental best practices to help reduce carbon emissions.

Alongside development, DMT has stepped up inspection campaigns and awareness initiatives across the area.

The focus is on:

  • Ensuring compliance with regulations
  • Tackling environmental and visual distortions
  • Improving cleanliness, public health and safety
  • Regulating overcrowding in line with municipal laws

It’s all part of creating a more organised and livable environment.

Major road and intersection upgrades are expected to be completed by Q4 2026, with the wider redevelopment aligning closely with Abu Dhabi Vision 2030
