The Most Popular Neighborhoods In Dubai For 2017 Have Been Revealed And It Is Hardly A Surprise

Dubai Water Canal is celebrating it’s one year anniversary and it is hardly surprising that it is one of the most popular locations that people want to live in close proximity too.

Dubizzle has revealed the average rental and sale prices of properties in six hand-picked areas located on either side of the Dubai Water Canal.

Over 150,000 properties were listed per month on the site this year

And for those looking to rent or buy property near the Dubai Water Canal, Jumeirah, Al Wasl, Mohammed Bin Rashid Al Maktoum City – Meydan City, Downtown Dubai, Business Bay and DIFC came out as the most popular neighbourhoods.

Looking to buy property near Dubai Water Canal?

Studio apartments start at an average of AED 850K in Business Bay, followed by AED 1.2 million in Downtown, and AED 1.32 million in DIFC.

And two-bedroom apartment prices in Downtown and Business Bay averaged at AED 2.05 million and AED 3.6 million respectively, and AED 3.2 million in DIFC.  

The highest searched areas for property for sale included Downtown (with over 2.7 million searches) and Business Bay area with over 1.9 million searches – hardly a shock since it has also been named one of the ‘world’s coolest neighbourhoods’by travel experts Lonely Planet.

And the most affordable neighbourhoods to rent near the canal?

Mohammed Bin Rashid Al Maktoum City – Meydan City is currently the most affordable rental area for one-bedroom apartments (with the average annual cost standing at AED 80K) followed by Al Wasl ranked in second at AED 105K and then Jumeirah at AED 130K.

Two-bedroom apartments followed a similar trend, with prices starting at AED 122K in Meydan, at AED 140K in Al Wasl , and at AED 190K in Jumeirah.

And if you are looking for a villa, three-bedroom villas in Meydan start at an average of AED 182K, in Al Wasl averaging at AED 200K, and Jumeirah at AED 200K.
